Las Vegas isn't just mega-resorts and new master plans the city has a genuine collection of historic neighborhoods just east and north of Downtown, each with its own architectural character and story. If you love mid-century design or want a walkable, established neighborhood close to the city's core, these areas are worth a serious look.
Huntridge
Established in the 1940s, Huntridge was one of Las Vegas's first suburban neighborhoods, originally built to house workers and military personnel stationed at the nearby Army Airfield (now Nellis Air Force Base). Homes here are mostly cozy 1940s–70s cottages and ranch-style houses, typically 1,000–2,000 square feet.
- Median home price: approximately $380,000–$400,000, with a range from the low $200,000s to the low $500,000s
- Character: walkable streets, mature trees, and landmarks like the historic Huntridge Theater and Huntridge Circle Park
- Location: along Maryland Parkway just south of Downtown, about a 10-minute drive to the Strip
John S. Park Historic District
One of Las Vegas's original subdivisions, John S. Park is known for its architecturally significant homes and distinctive curvilinear street layout. It's officially recognized as a historic district and is one of the most architecturally diverse pockets of vintage Las Vegas.
- Recent median sale price: around $610,000, reflecting strong recent appreciation and growing buyer interest in the district
- Character: a genuine mix of architectural styles from the city's early development era
- Location: central Las Vegas, close to Downtown, the Arts District, and the Smith Center
Rancho Circle & Rancho Bel Air
Established in the 1950s, Rancho Circle is the oldest guard-gated luxury enclave in the valley roughly 200 homes on spacious 1–5+ acre lots north of Alta Drive. Its neighbor, Rancho Bel Air, is slightly newer (1960s) with a similar character on smaller (but still generous) lots.
- Rancho Circle median sold price: roughly $1.3 million (original mid-century homes needing renovation) up to $8 million+ for fully renovated contemporary estates
- Character: the largest in-city residential parcels in the valley, supporting pools, guest houses, and even equestrian facilities
- Location: central Las Vegas near Rancho Drive and Alta Drive, about five miles from the Strip
Beverly Green & Scotch 80s
Rounding out the vintage neighborhood map, Beverly Green (north of Huntridge) offers mid-century modern homes close to the Strip, while the Scotch 80s adjacent to John S. Park is known for its distinctive home styles, generous lots, and long list of notable past residents.

A Few Things to Know
Because many of these homes date to the 1940s–1960s, expect to budget for updates to electrical, plumbing, and roofing where they haven't already been addressed. Some districts carry historic designation, which can affect what exterior changes are allowed always check with the city before planning a major renovation.
