Built between 1984 and 2005 on 640 acres in the southwest valley, Spanish Trail is one of the oldest and most established guard-gated communities in Las Vegas a genuine country-club neighborhood organized into 16 named villages, all centered around the private Spanish Trail Golf & Country Club.

Where Spanish Trail Sits

Spanish Trail sits about 15 minutes west of the Strip, bordered by Tropicana Avenue to the north and Rainbow Boulevard to the east (ZIP 89113). It's close to Spring Valley and Rhodes Ranch, and the location gives residents quick access to both the Strip and the 215 Beltway.

What Homes Cost in Spanish Trail

Spanish Trail offers a genuinely wide range, reflecting its 16 distinct villages and decades of construction:

  • Overall range: roughly $700,000 to over $5 million
  • Recent median closed price: approximately $1,050,000
  • Townhome collections (The Courtyards, The Islands, The Springs, The Gardens): a more accessible entry point into the community, often in the high $600,000s

Because Spanish Trail has fewer internal cul-de-sac sub-associations than some peer communities, its HOA structure is a bit simpler to navigate but exterior changes and additions still require Architectural Control Committee approval, so review the CC&Rs closely if you're planning renovations. As with any established luxury community, always confirm current HOA financials and reserve funding during escrow.

Spanish Trail suits buyers who want a traditional, established country-club lifestyle with genuine golf culture and mature landscaping particularly those who value a central, close-to-everything location over the newer, more contemporary luxury developments further out in Summerlin or Henderson.
