For buyers who want Strip views, resort-style amenities, and a lock-and-leave lifestyle, Las Vegas's high-rise condo market is its own world separate from the master-planned suburbs, with its own pricing, HOA structures, and building-by-building personality. Here's a tour of where the towers are and what to expect.

Strip & CityCenter Towers

The most iconic cluster sits right along the Strip corridor:

HOA Fees

High-rise HOA dues are a different animal from suburban master-planned communities: expect roughly $1,000–$3,500/month depending on the building, unit size, and amenity package. Many buildings price dues per square foot commonly around $1.00–$1.20/sq ft/month which includes 24-hour concierge, valet, resort pools, fitness centers, and building security. Always review the HOA's reserve study carefully, since high-rise buildings can face significant special-assessment risk for major systems (elevators, façade, HVAC) as they age.

A Few Things to Know Before You Buy

  • Rental restrictions: some towers restrict or prohibit short-term rentals, while condo-hotels are specifically designed to allow them know which type of building you're buying into.
  • Financing: condo-hotel units often require different financing than standard residential condos, so confirm loan eligibility early.
  • Total cost of ownership: between HOA dues, resort fees at condo-hotels, and property taxes, the true monthly carrying cost on a high-rise unit can run well above the mortgage payment alone.

Who High-Rise Living Is Good For

High-rise condos suit buyers who want walkability to Strip entertainment, a low-maintenance lifestyle, and resort-style amenities from empty nesters downsizing from a large suburban home to investors interested in condo-hotel rental programs to buyers who simply want a part-time Las Vegas residence.
