Rhodes Ranch: Guard-Gated Golf Living Without the Guard-Gated Price Tag

If you want the security and amenities of a guard-gated golf community without paying Summerlin or Southern Highlands prices, Rhodes Ranch in the southwest valley is one of the best values in Las Vegas.

Where Rhodes Ranch Sits

Rhodes Ranch is a 1,500-acre planned community in the Spring Valley area of the southwest valley, built around an 18-hole, par-72 Ted Robinson-designed golf course. The community sold out its original build-out years ago and today functions as a mature, established resale market about 15 minutes from the Strip and Harry Reid International Airport via the 215 Beltway.

What Homes Cost in Rhodes Ranch

  • Entry-tier resale homes: starting around $350,000
  • Community median: approximately $475,000–$485,000
  • Golf-course and premium homes: $500,000–$700,000, with some Golf Course Estates and custom lots reaching higher

Homes here typically sell in 35–55 days, slightly faster than the broader southwest valley resale market a reflection of the community's strong reputation for security and amenities relative to price.

HOA Fees

Rhodes Ranch HOA dues run roughly $150–$225/month, which covers 24/7 guard-gated security at both entrances (Windmill Lane and Hacienda Avenue), community patrol, multiple pools, parks, tennis and basketball courts, and common-area landscaping. Compared to Southern Highlands ($150–$600/month) or Seven Hills ($135–$285/month), Rhodes Ranch delivers comparable security and amenities at the more affordable end of the guard-gated spectrum.

What Makes Rhodes Ranch Special

  • 24/7 manned security: a genuine guard-gated perimeter with visitor sponsorship and logging at both gates.
  • Golf: the semi-private Rhodes Ranch Golf Club offers residents preferred rates and tee times without a mandatory membership requirement.
  • Fun Zone Water Park: a standout amenity with 16 water slides and multiple pools, plus the R Club recreation center for fitness and social programming.
  • Established landscaping: homes here date back to the late 1990s and early 2000s, so mature trees and settled neighborhoods are the norm.

A Few Things to Know

Because Rhodes Ranch is a resale-only market at this point, the housing stock is a bit older than newer master plans which can be a plus for buyers looking for value and room to add equity through updates, but it's worth budgeting for potential system replacements (roofs, HVAC, pool equipment) depending on the home's age.

Who Rhodes Ranch Is Good For

Rhodes Ranch is a great fit for buyers who want guard-gated security and resort-style amenities but need to stay under the price point of Summerlin's gated communities particularly families and golf enthusiasts who prioritize value without sacrificing the lifestyle.
