Summerlin runs along the base of the Spring Mountains, bordering Red Rock Canyon National Conservation Area to the west. On top of that, most villages have their own sub-association dues, which range from about $50/month for open, non-gated neighborhoods up to $400–$900+/month for guard-gated enclaves with private clubhouses, pools, or golf access. When you're comparing homes, always ask for the total master plus sub-association not just the number on the listing.

Because Summerlin is not one neighborhood but a collection of over two dozen villages, "the Summerlin HOA fee" isn't really a single number — it depends entirely on which village and which sub-association you're buying into. Some Summerlin homes also carry SID/LID assessments tied to the original infrastructure build-out, so it's worth reviewing a property's tax bill closely during escrow. Property tax in Clark County runs roughly 0.6–0.7% of assessed value, among the lowest in the country, which helps offset the higher purchase price relative to other parts of the valley.
