Named for the 3,300-foot butte that rises above it, Lone Mountain is one of my favorite corners of the Las Vegas Valley and yes, it's the neighborhood I call home too. Tucked just north of Summerlin, Lone Mountain blends the convenience of suburban Las Vegas with pockets of genuine rural charm you won't find in the newer master plans further out.
Where Lone Mountain Sits
Lone Mountain sits in the northwest valley, roughly bounded by Lone Mountain Road, Hualapai Way, and the natural ridgeline of the mountain itself mostly within the 89129 and 89149 ZIP codes. It's a patchwork community: 1990s master-planned tracts, half-acre horse-property lots, and newer hillside estates all coexist within a few square miles of each other.
What Homes Cost in Lone Mountain
Lone Mountain offers one of the widest price ranges of any established neighborhood in the valley:
- Entry-level condos and townhomes: starting in the mid-$300,000s
- Traditional 3–4 bedroom single-family homes: roughly $440,000–$530,000 (the current median), with sold prices ranging into the high $700,000s
- Guard-gated golf-course or custom hillside homes: frequently exceed $1 million, and estates in the exclusive Estates at Lone Mountain community can reach into the $1.4 million-plus range
Homes here typically sell in about 45–55 days, and the market has cooled slightly year-over-year, which can work in a buyer's favor if you're patient.
HOA Fees
HOA dues in Lone Mountain vary block by block since there's no single master association covering the whole area. Standard tract-home communities run modest sub-$100/month dues, while gated luxury enclaves like the Estates at Lone Mountain carry HOA assessments in the $215–$340/month range depending on lot tier and view.
What Makes Lone Mountain Special
- Outdoor access: Lone Mountain Trail offers some of the best close-in hiking and mountain biking in the valley, with sweeping views once you reach the top.
- Equestrian character: several pockets of the neighborhood retain horse-property zoning, a rarity this close to Summerlin.
- Family-friendly: plenty of neighborhood parks, good walkability for a Las Vegas suburb, and a strong sense of community.
- Commute: quick access to the 215 Beltway via Lone Mountain Road puts Summerlin, Skye Canyon, Centennial Hills, and the rest of the northwest valley within easy reach.
Who Lone Mountain Is Good For
Lone Mountain works well for buyers who want Summerlin-adjacent living without Summerlin-level pricing, families drawn to the outdoorsy, trail-oriented lifestyle, and anyone who wants a little more land or a little more character than a cookie-cutter tract home. If a hillside view lot with acreage is on your wish list, this is one of the few places in the valley where that's still attainable.
